Flight to Quality in London Office and Retail Markets, British Land’s Chris Grigg says

www.reit.com Slow growth is the expectation of Chris Grigg, chief executive for British Land (LSE BLND), when it comes to the UK economy and commercial property market. “In terms of the property markets, increasingly we see strong signs of polarization,” Grigg said during the European Public Real Estate Association’s annual conference in London in early September. “The best real estate has a very good bid to it. Anything that doesn’t have strong income supporting it or isn’t in an area that people really believe in, there could be some fall in value.” Looking at British Land’s target markets, UK office and retail, he said those sectors are also seeing a have and have-not scenario taking place. “There is a shortage of office space in the West End and in the city of London,” Grigg said. “Outside of London it is going to be tough because the economic activity is not so great. And there are some signs of excess supply in regional offices.” Grigg said he continues to see good leasing activity and good investment interest in high-quality retail assets, but not so much in second-tier retail assets. For British Land specifically, Grigg said growth will be driven by the fact that the location of the majority of its assets are in highly desirable areas within the UK “Our office business is all in London and our retail business, which is our biggest single business, is well spread across the UK and is almost entirely in those areas where we see opportunities for high leasing

London Office Market Faces Possible Oversupply

www.reit.com The West End of London and prime retail shopping centers are the current best investment opportunities in the UK, according to Alex Moss, head of global property securities analytics at Maquarie Securities. “I think the big change is that city offices have run their course a little bit. We can now see oversupply coming in,” Moss said. “The West End has a diverse tenant base and a shortage of supply, which means there should be capital gowth over the next 12 to 24 months.” Speaking with REIT.com at the European Public Real Estate Association’s annual conference in London in early September, Moss said UK high street shops are facing some of the biggest challenges. “We see strong pressure on retailers as a tenant base,” he said. “Also, some of the European shopping centers in less-than-prime locations will be challenged. Industrial we still see being fairly flat in the near term.” The expansion of REITs in Europe has had a big impact on the real estate investment market, Moss said. He pointed to REITs as a lead market indicator. “When the UK REITs refinanced in the first quarter of 2009, that really signaled the turning point of the direct property market,” Moss said. “You can see a similar situation with the French REITs.” Moss said there are two trends that he is closely watching which could negatively impact his outlook for the European listed property market.
